Updated SBCC Homeowner Contracts - Now Available

SBCC is delighted to announce the release of updated Homeowner Contracts for use in Scotland.
Based on the JCT 2021 editions, the SBCC Homeowner Contracts have been adapted to produce contracts compliant with Scottish law and practice. SBCC’s Homeowner Contracts are designed specifically for people looking for the benefits and protection of a contract when appointing consultants or contractors to carry out their building work.
Employing experienced building professionals ensures that your home building or renovation works are properly managed and completed to a high standard. The advantage of using the SBCC Homeowner Contract means that you get peace of mind in knowing that the obligations of all the parties you employ – contractors, architects, surveyors, etc. are clearly set out and defined.
This release includes New Homeowner Contract Administration Packs for use in Scotland. SBCC's New Homeowner Contract Administration Packs provide a series of template forms to assist with the administration of the SBCC Homeowner contracts.
Updates to the 2021 edition include the option to complete both the Homeowner contracts and contract administration through SBCC online. There is also a helpful sample page, a sample enquiry letter for sending to potential contractors, and updated Adjudication Rules.
The following Homeowner Contracts and Contract Administration Packs are NOW available to purchase in digital format with a both a Full or Free SBCC Subscription:
- SBC593 Homeowner Contract for use in Scotland: (HO/B/Scot 2021) - Building Contract for a homeowner/occupier who has not appointed a consultant to oversee the work. Use this contract if you, the customer, deal directly with a builder working on your home. It is not generally suitable for large projects where you may need to employ a consultant to act for you.
- SBC594 Homeowner Contract (with Consultant) and Consultancy Agreement for use in Scotland: (HO/C/Scot and HO/CA/Scot 2021) - Building Contract for a homeowner/occupier who has appointed a consultant to oversee the work and Consultancy Agreement. This contract is for work to be carried out by a building contractor for a homeowner/occupier (the customer) who has appointed a consultant.
- SBC595 HO/B/Scot Contract Administration Model Forms*- For use with the building contract for a home owner/occupier who has not appointed a consultant to oversee the work (HO/B/Scot 2021)
- SBC596 HO/C/Scot and HO/CA/Scot Contract Administration Model Forms*- For use with the building contract and consultancy agreement for a home owner/occupier (HO/C/Scot and HO/CA/Scot 2021)
The above Contracts will also be available to purchase in Print format from selling agents in the coming months. The 2021 Edition supersedes the previous 2015 Edition.
